Ok, so cold weather is already here. So far we've dodged a bullet in the South Atlanta Metro area. That doesn't mean we don't have another freeze warning coming up between now and April. (Remember 1993, 2000, 2010, or 2014? OR 2022 a month before the tornados?!)

How do you prevent burst frozen pipes? The easy answer is to move to a warmer climate.

All jokes aside, there are some things you can do to prevent them, as well as things to do once they have frozen and burst.

Insulating or covering your pipes can help prevent freezing, and can be done well in advance of freezing temps. A DIY project can include purchasing and installing exterior faucet covers that protect your outside water faucets. Your local hardware store will have them. Unfortunately, installing pipe insulation is not easy sometimes & might be a job better left for a professional, like D & S Plumbing. Oftentimes, there is piping in basements and attics that are difficult to access, which makes it even harder to install insulation.

Your plumber will send a snake down your drains to help identify the cause of the odor and will make needed pipe repairs.

You May Have Bacteria in Your Pipes

If your water has an odor in addition to your drains, then you likely have bacteria in your pipes. This is a serious plumbing concern, as foul water could mean your water heater is failing (releasing sediment and bacteria into your water supply), your sewer is backed up (a reason to call your plumber immediately), or that you have a deep clog in your sewer line that is causing bacteria buildup.

To tell if you have an issue with your water supply, simply pour some water in a clear container. Take the container outside and examine the water for discoloration and debris. Then, sniff the water: if it stinks, then your drains are not your only problem. Call your plumber for emergency services to have your plumbing system examined right away.

You Have a Deep-Set Clog

Many home remedies can remove simple clogs, but they won't move deep-set debris that is stuck further down in your sewer line. First attempt to deodorize your drains by using chemical-free home remedies, such as:

Baking soda and water
White vinegar
Salt, baking soda, and white vinegar

If these remedies fail to remove clogs or the foul smells coming from your drains, call your plumber. It's unwise (and often ineffective) to use chemical-laden drain cleaners to remove clogs, especially if they are stuck further than your P-trap. Your plumber will use a plumbing snake with a light on its end to identify where your clogs are, then use special tools to remove them.

Stinky drains are a common household problem. You can prevent debris from clogging your drains by using screens in your tub, bathroom, and kitchen drains. Cleaning your P-trap regularly can also prevent foul-smelling and clogged drains. 6 Things You Can Do to Prevent Plumbing Emergencies

We'd much rather you do all that you can to prevent plumbing emergencies like late-night burst pipes and overflowing toilets. Here are six steps you can take to reduce your risk of a plumbing emergency.

1. Keep an Eye Out for Little Leaks

Many big, gushing leaks start out as small leaks that go unnoticed. If you keep your eyes peeled for a small leak, you can have it repaired before it leaves gallons of water on your basement floor. Signs of a small leak include:

Moist areas on your wall, floor, or ceiling
Spots of mold on a wall, floor, or ceiling
Unexplained humidity in a certain room
Running water meter even when you're not using any water in the home

The older your home's pipes, the greater the chances they will develop a leak. However, leaks can occur even in new pipes if they are stressed or poorly installed.

2. Don't Flush Wet Wipes

Many homeowners love the clean feeling they get from using wet wipes, but is that clean feeling worth having your toilet overflow? In spite of being labeled as flushable, wet wipes can lead to major clogs in your sewer line. If you use them, dispose of them in the trash - not down the toilet. Grease sticks to the inside of your pipe like glue, and it grabs onto any other small particles that come down the drain. Pour cooking grease into a can or cup, let it solidify, and dispose of it in the trash - even if you have a garbage disposal.

5. Don't Hang Things From Your Pipes

It might be tempting to use the pipes in your basement to hang clothes, decorations, or other items. But pipes are not made to support this weight and may crack and spring a leak under the pressure.

6. Know Where Your Water Main Is Located

This last tip won't stop a leak from forming, but it can turn a leak from a terrible plumbing emergency into something that can wait until morning.

Your water main is the valve that controls the flow of water into your home. Locate this valve, and make sure it turns on and off freely. Lubricate it if needed. This way, if you ever do develop a plumbing leak, you can turn off the water supply before you end up with too much flooding and water damage.

Upgrade to a Tankless Water Heater

Your old hot water tank is costing you money while providing only a limited amount of hot water at any given time. This is because you are paying to heat the water that is stored in the tank until it is ready for use.

When prime time for hot water use arrives, typically in the morning or evening, the last one to shower may have cold water, as the hot water supply is depleted and the unfortunate last place finisher must settle for a lukewarm shower or wait until the tank heats more water.

Tankless models heat water on demand, as much as you could want or need. Better still, you're only paying to heat the water as you use it, not to keep it hot. You can choose to switch to a whole house unit or have a smaller tankless heater installed just to serve a small area or room such as the bathroom.

Upgrade to a Hot Water Recirculating System

If you decide to keep your old hot water tank, you can still save money while having faster access to hot water by having a hot water circulating system installed. This consists of an added loop and pump that pushes sitting water from your hot water supply lines back to the water heater for reheating while pumping fresh hot water into the lines.

This allows access to hot water at your faucet or shower without first running gallons of cold water down the drains while waiting for the water to get hot, saving money while providing added convenience with every use.

Upgrade to a High-Efficiency Toilet

Your old toilet may be using up to 6 gallons of water each time you flush, but an EPA rated Water Sense high efficiency toilet will only use 1.28 gallons per flush, saving up to $2000 for a family of four during the lifetime of the toilet. This is not to be confused with a low flush toilet, which uses less water but may require multiple flushes after some use.

Upgrade to Low-Flow Faucets and Shower heads

Unlike possible performance issues associated with some low-flow toilets, low-flow faucets and showerheads deliver comparable flow to conventional components while reducing water use. According to the EPA, you can use up to 30 percent less water with low-flow faucets and showerheads.

Upgrade to New Piping

While this is a more significant upgrade than those previously mentioned, it may produce greater long-term benefits, both financial and health related. This is because older supply pipes made of galvanized steel or copper may have deleterious effects on your water pressure, various components in your plumbing system, and your family's health.

Galvanized pipe corrodes over time, contaminating drinking water, clogging toilet and sink components with rust, and eventually bursting, possibly causing massive damage from flooding.

While copper piping may be susceptible to corrosion, the primary issue with older copper supply lines lies in the solder used to install it. Before the passage of the Safe Water Drinking Act of 1986, lead was used in pipe solder, leading to possible lead contamination of drinking water. If your home or copper plumbing is pre-1986, you should have the piping replaced.

3 Signs You Need to Have Your Sump Pump Repaired or Replaced

Your home's sump pump is a small but essential part of your plumbing and works to keep water from flooding your basement. However, like all complicated systems, sump pumps are susceptible to wear and damage over time.

An improperly functioning sump pump can cause a lot of problems for your home because it will be unable to remove water from your basement fast enough to prevent flooding. This can cause excessive amounts of water damage, which can be complicated and expensive to fix.

Thankfully, there are a number of warning signs associated with a failing sump pump. By keeping an eye out common warning signs, you'll know when to contact a professional to either service and repair your sump pump or replace it entirely. Doing this early ensures that you don't have to deal with the more complicated issue of cleaning out a flooded basement.

1. Strong Odors

One of the clearest signs, and often the first to manifest itself, is a strong smell coming from your basement. This usually points to stagnant water in the pump itself, which means that the pump is not operating like it should.

Another key indicator of an improperly functioning sump pump is if you notice any sort of loud noises when the sump pump is in operation. Keep in mind that the low hum of the pump itself is normal. However, any sort of squealing, screeching or grinding noise can point to a mechanical problem.

You should contact a plumbing professional as soon as these disruptive noises occur. Beyond simply being annoying, they are representative of increased wear and tear on your sump pump's components. Not having your pump replaced or repaired can lead to the failure of your entire pump - resulting in serious water damage in your home.

3. Cycling

During periods of heavy rainfall, you expect your sump pump to turn on reliably. However, if you notice that your sump pump is constantly cycling on and off, then you should get in touch with a professional straight away.

Cycling can occur for two main reasons. One possible reason is damage to the power supply, which means that your sump pump is likely to fail sometime in the near future. Another reason is that there is some sort of damage or malfunction to the float valve, which causes the sump pump to start working when water reaches a certain level in the reservoir.

On the other side of the spectrum, a sump pump that never cycles off - i.e. it constantly runs, even during dry periods - can be caused by the same sort of damage. In which case, constant use quickly burns out and wears away the components of your sump pump.

Either way, a cycling sump pump points to impending pump failure in the near future and indicates that you are at an increased risk of suffering from basement flooding and water damage.

Need Another Bathroom? 4 Steps to Turn Your Half Into a Whole Bath

Most of the today's homes feature multiple bathrooms, but often some of them are only half bathrooms (also known as powder rooms). While a half bathroom has its advantages (largely the advantage of being able to tuck one into even a small location) it may not suffice as your needs change.

If you've decided that you need more bathroom space, turning one of those less-than-ideal tiny bathrooms into a full bath can be just what the doctor ordered. But how can you make it happen? Here's a quick guide for any budding DIYer.

Look for Expansion

Obviously, the easiest way to convert a half bathroom is to make it more like the size of your regular bathrooms. Whether this is possible or not largely depends on what's in the existing bathroom. Look at the other sides of the four walls that make up the bathroom and assess how you use those spaces. Often, for example, closets or laundry rooms are placed alongside small bathrooms. Smaller bathrooms may even be lined up on the same wall as a full bathroom that could share some space.

When assessing the rooms around the bathroom, ask yourself how much you use a given space or how you could adjust what you do there to free up room for the bath.

Know the Minimums

Building codes often mandate certain minimum distances in small bathrooms, so you'll need to know how small you can legally go. For example, a clearance of 30 inches is the general minimum between the front of each fixture (such as the sink or toilet) and fixtures or walls opposite it. Showers must have at least 900 square inches of floor space. And you'll need at least 10 inches between your toilet and whatever is beside it.

Code requirements, of course, are not the only factor. You may not be comfortable with just the minimum size and should adjust the way you use the bathroom. If you have - or will have in the future - a family member with a mobility issue, you likely need much more room to maneuver.

Consider the Layout

If you can't expand into surrounding rooms, you can often get a lot of bang for your buck regarding usage by maximizing the layout of your essential items. At a minimum, you need a toilet, a sink, and a shower to qualify the room as a full bath. Long, narrow bathrooms usually work best by placing the sink and toilet on one wall with the shower tucked into the corner. This arrangement may also help save money because the construction work is more confined to that single wall.

As you plan your layout, try to avoid moving load-bearing walls or rerouting existing plumbing and electrical lines, all of which will cost time and money. If you're not sure where the plumbing lines are or how you can minimize impacting them, work with a professional plumber who has experience in the bathroom remodel jobs.

Opt for Slim Interiors

Maximize space in your small remodel project by minimizing the visual impact of what's inside. A pedestal sink, for example, will leave a lot of room around it for traffic flow and even storage. Better yet, a hanging sink doesn't use any square footage at all. Popular vessel sinks create additional counter space without making the vanity any larger.

Similarly, you can find slim versions of toilets and showers that will help you fit more into space, including corner units. You may even be able to reduce the visual footprint even more by opting for a European-style "curbless" shower.

Poop Is Not Ice

Yep, that is what Ashley said.

Working for our family plumber, Daniel Groover, at his plumbing company, (D&S Plumbing) has some perks. I get to see my friends every day and we have some off-the-wall funny conversations. Like this one.

D&S Plumbing at one point owned a pump truck and provided septic tank pumping services in Henry County, Georgia.

One day, we were talking about a customer who had been living in their home for over a decade, and never had their septic tank pumped. It was so full of solids (yep, poop and paper), so Daniel had to add water in the tank to loosen up the solids enough for them to get it all sucked into the hose and into the pump truck's tank. Because of the added water, the pump truck was full before he had gotten it all out of the septic tank, so he had to go dump the truck, then come back and get the rest.

I asked, "Why was there so much solids? I thought they liquefied in the septic tank over time?"

Ashley answered, "Poop is not ice, Dannielle!"

Of course, this led to a hilarious conversation about the chemistry of poop compared to ice: poop, unlike ice, does not liquefy nor change its form over time and at different temperatures.

To clarify, I said, "I thought there was a chemical process going on in the septic tank that breaks the solids down over time, eventually becoming part of the liquid that's filtered out into the field lines."

Daniel assured me that they do not.

There are things you can do to keep it from building up too fast, but eventually it WILL need to be pumped.

Why Aren't Drain Cleanings Warrantied?

When I was a kid, Mama often fussed at me for clogging the toilet. Sorry, but I only knew one way to "get clean" before hopping off the throne. Even into adulthood, when visiting family and friends, a common question would be, "Where's your plunger?"

Since working at D&S Plumbing, I've learned that toilets aren't the only thing that will clog. Sometimes the entire home isn't flowing well, so you know there's a bigger problem.

Warranties

D&S Plumbing and Septic warranties all work for a year, and parts always have a manufacturer's warranty. Unfortunately, this doesn't apply to clearing clogs, many backups, nor drain cleaning. We have had unhappy customers who just can't understand why we charge every time we come out to clear the same clogged lines.

Common causes of clogged lines:

Foreign objects poured down sink drains or flushed down toilets : Grease, hair and weaves, bars or pieces of soap, Q-tips, feminine products, toys, hair barrettes, jewelry, diapers, cloth or paper towels, etc.
Roots in drain lines : Trees and shrubs love water and will find it where they can. Willows are notorious for this.
Damaged or collapsed drain lines : Some very old pipes just wear out and collapse. Drain lines can also be damaged because they are buried too shallow, or because heavy vehicles run over them or are parked on them.
Septic tank issues : The tank needs to be pumped/cleaned out regularly, sump pump/sewer pump isn't working (if you have one), field lines are too full or damaged (often by trees and shrubs).

Most of the time, the problems are caused by human error, as you can see from the first list. The only things that are supposed go into the drain lines are water, human waste, and toilet paper (in small quantities at a time, LOL). While some items might fall down the sink accidentally, too often, these items are poured down a sink or flushed intentionally. There are things that are beyond your control, too, as the rest of the list indicates.

Every time we send one of our plumbers out to address backups, they go through a step-by-step process to clear the blockage, then check to ensure everything's flowing smoothly.

Plunger : Usually the homeowner or tenant has already done this. Even if they have, our plumber will do it again. Sometimes, just waiting a bit allows things to dislodge themselves and move along. (Especially if you're not a self-professed "professional" like Ashley, complete with rain boots, rubber gloves, nose clip, and lots of splashing. Thank goodness we do' send her to work in our customers' homes!) If plunging doesn't work...
Run the sewer machine : Sometimes called an auger or snake, this is a machine that has a long cable with either a spring/screw-looking thing on the end, or little "blades" (they're not sharp, so won't harm the pipes). The cable spins so that it tears up and catches whatever is in the drain, then it can all be pulled back out, clearing the lines. If this doesn't clear the blockage, the next step is to...
Camera the lines : Similar to the sewer machine, this is a machine that has a camera on the end. As it goes down the drain lines, the plumber can not only see what's causing the blockage, but also locate where it is. Unfortunately, this has to be done in clear lines because the camera can't see through poop. The plumber will then show the customer what the problem is and discuss options to fix it. That sometimes, but not always, leads to...
Dig up and replace damaged drain lines . Whether the camera has shown roots or collapsed/damaged drain lines, the only way to fix the issue is to cut them out and replace them.

At every step of this process, the customer is consulted because each step adds to the bill. We don't do any work without the customer's approval, and there have been times when the customer wasn't willing to pay for that work. There have also been times when the customer didn't want to cut down a favorite tree that was damaging the lines. And of course there have been times that the customer wanted to do the work themselves, once the cause was identified. We only do the work authorized by the customer.

So, if the customer doesn't approve the work required to fix the problem once and for all, and we have to come back out, or we remove grease/foreign objects and come back out and remove grease/foreign objects again, we have to charge for the work. In the long run, it's much more economical to do the repairs required to correct the cause of the problem.

Only You Can Prevent Clogged Drains

Do not pour grease down the sink, nor flush anything other than human waste and tissue.
As soon as the drains start slowing down, use the plunger (toilets and sinks) and/or do the vinegar-and-baking-soda trick (in sinks only).
Regularly snake your tub, shower, and bathroom sink lines to remove hair. You can get a small hand-held snake for under $10 at any hardware store, or the hardware isle of the grocery store.
Only use toilet paper, not paper towels. Although there are some wipes that say they're septic-safe, they're not (see my post "P o op is Not Ice ".

If you're a homeowner, it just makes sense to be diligent to prevent plumbing issues and prolong your plumbing system. If you're a tenant, you might want to read your lease carefully. Most rental agreements include a clause that gives your landlord the right to charge you for repairs, especially if it can be proven that human error is the cause of repeat backups.

Long story short: your sinks, tubs, and toilets are not garbage cans.

Tankless or Tank Water Heaters: Which Option Is the Best for You?
